Swimmer Associates, Inc. has thought long and hard about what real estate investor’s needs are and this is what we have come up with:
Income: Often the basis for your real estate investments. We do everything possible to increase net income, while at the same time anticipating future needs to maintain a 1st class property.
Wisdom: Ours has been earned through time and experience. Wisdom is an understanding that is best learned through doing. Our team has over 25 years of property management experience, at times managing up to 300,000 sq/ft of residential/hotel/retail/industrial space. We manage by thinking through problems at every level while applying the owner’s perspective to each property.
Information: Property owners need to be kept informed at all times. Our management team will be your eyes and ears. We will continuously keep you informed about your property and also be your leading source of information for the local market.
Swimmer Associates, Inc. will handle the day-to-day needs of your property, minimizing vacancies and maximizing your bottom line. We will ensure that the property is safe and properly maintained. We will routinely inspect the grounds, facilities, and equipment to determine if repairs or maintenance are needed. We will meet with current residents, handling requests for repairs and resolving complaints. We will meet with prospective residents and tenants to show vacant space, screening potential tenants so you get a quality tenant to fill vacancies. We will enforce the terms of rental or lease agreements, such as rent collection, parking and pet restrictions, and termination-of-lease procedures. We will keep accurate, up-to-date records of income and expenditures from property operations and submit regular expense reports to the owners.
